There are five essential questions to ask a realtor when buying a landed property. Whether as a first- time or a regular land buyer, you need the expertise and experience of a real estate agent.

If you’re about to purchase a plot of land, here are some essential questions to as your real estate agent.

1. Building Restrictions of the land
   

   Can I turn this land into my dream paradise? Or am I only allowed to build a single Hut and call it home? You’ll want to ask about building restrictions or requirements, like permits or setbacks. You’ll want to ask about the land’s zoning restrictions to know how far you can take your imagination.

2. Accessibility of the property
   

   Is the land easy to access? Can I drive a truck full of furniture or do I have to carry everything on my back? You should know about any obstacles, such as a river, forest, hills, etc. What is the nature of the road? What do you expect during the rainy season in terms of flooding?
   

3. Land Nature of the land or property
   

   There are some land texture that may not be suitable for you to build your dream paradise. You would need to know if the land has any potential hazards, such as flooding, or active volcanoes or water log? Knowing about these things can save you a lot of trouble in the future.

4. History to the land
   

   This is an important aspect to know about a land. Has the land been cursed by witches, ghosts or blessed by the gods? This may sound funny but that’s the reality in some cases. There are some countries where it is mandated to do some sacrifices on the acquired land to remove negative energy so that blessings can come with the land. It is important to know about the land’s past, previous ownership and history. This can be fascinating and informative. You should also know if the land is causing a dispute among group of people or among the community members. You may need to find out if there are more creepy information about the land.
   

5. Cool Features and Utilities of the land or properties
   

   This is the last question to ask your realtor when buying a property. Be on the lookout of cool or unique features on the land like a natural spring, electricity a hidden cave, water or a treehouse? Knowing about these things can add value to your land and make it even more special.
